Swimming Pool Inspections



  As of January 1, 2018, State requires a home inspector to report on all Seven safety feature categories.  Reporting is mandatory.  All seven safety features must be addressed.  This is not optional for any home inspector.

Swimming pools and spas that are often connected to the pool are a great deal of pleasure but unfortunately also involve a good deal of upkeep, chemicals and knowledge to keep them functioning properly and safely.  There are pool services who take care of all of the details for you, an expense that is not cheap nor should it be as there is a great deal to be responsible for, especially in the summer.  Because of the expense many pool owners do not utilize experts and thus the pool can and often does become neglected. When a pool has a heater it has many more items to care for.

When considering a home with a pool it is extremely important to know its condition. It is vital to know if the pumps and controls operate properly, if all electrical items are properly grounded and bonded and when there is an under water pool light if it is moisture free. Improper grounding of electrical components and even rebar can be fatal upon entering the pool.  Filtration, backwash and sanitation systems are important. You need to know if they are in good operating condition and then understand and know how they work--also the procedures to maintain them.  Swimming pools that put electricity and water in close proximity are always a potential problem. In their place and well-maintained, the plumbing and electrical equipment is safe and necessary. Poor maintenance practices, time and use can result in problems that are best discovered early.

Some things a professional inspector will look for in a pool inspection include: open wiring, broken conduit, defective GFCI outlets, loose broken or missing handrails, decking cracks, cracks in the pool itself and inoperable equipment.

Understanding what can be inspected under what conditions is a key component of pool inspections. In areas where pools are winterized, pools are often half-drained, covered and tend to collect piles of leaves. Winterized pools cannot be properly inspected because pumps cannot be tested and a visual inspection of the shell under the leaves to look for cracks is impossible. A full, clean, running pool is easiest to inspect, but even then it is difficult to see cracks in the shell under the water. When the pool is empty, imperfections in the exterior are easy to point out, but the pump can’t be tested. This is why understanding the scope of the inspection is important.

Proper safety equipment and pool protection are vital and also controlled by codes. I seldom inspect a pool that is totally compliant with all of the regulations.
